Kep Province
Living in Kep — seaside & PGI crab
Kep is one of Cambodia's smallest provinces, roughly 170 km from Phnom Penh and 30 minutes from Kampot. A former seaside resort of the Cambodian elite under the French protectorate, it combines crumbling colonial villas with new boutique hotels. Internationally known for its crab (Protected Geographical Indication), Kep attracts retirees seeking sea, silence and a minimal cost of living.

Overview
Kep is a tiny town-province on the Gulf of Thailand. Its crab market is unmissable: crabs are bought directly from fishing boats and cooked on the spot with Kampot pepper (also PGI).
Koh Tonsay (Rabbit Island) is reachable by boat from Kep pier in 20 minutes — a quiet beach with no electricity after dark.

Districts
Kep is a tiny province with no distinct neighbourhoods in the usual sense. Expat residential areas concentrate on:
- Kep Beach / seafront: bungalows and boutique hotels by the beach, the main zone.
- Kep Hill: crumbling or restored colonial villas with sea views, unique atmosphere.
- Crab market road: lively in the morning, access to markets and restaurants.
Safety
Kep is extremely safe. Crime is almost non-existent in this small coastal province. The main risk is road accidents on the N33 between Kep and Kampot.

Employment
The job market in Kep is almost non-existent for expats. The few expats who work here manage guesthouses, boutique hotels or restaurants. Remote work is more viable from Kampot (30 min) with better infrastructure.

Expat community & networks
Kep’s expat community is very small — a few dozen retirees at most. It gathers informally at waterfront cafés and restaurants. There is no dedicated very active Facebook group — the Kampot community (30 min away, “Kampot Expats Forum”) is much more structured.
Housing
Furnished rental supply is limited — mainly bungalows or small villas. Prices are among the lowest in Cambodia (USD 150–400/month for comfortable housing). Most rentals are negotiated directly with local landlords.
Renting in Kep
Bungalows, colonial villas and furnished accommodation in Kep.
Schools
Kep is not suitable for families with school-age children. There are no international schools or any structured teaching facilities on site. Families relocate to Kampot or Phnom Penh for schooling.
Coworking & remote work
Kep is poorly suited to intensive remote work. Internet is decent at hotels and cafés but patchy in residential housing.
- No formal coworking space in Kep.
- Kampot (30 min) offers better coworking options and cafés with stable Wi-Fi.
- For a digital nomad, Kampot is the superior base with regular day trips to Kep.
Healthcare

- Phnom Penh (~3–4h): international hospitals.

- Local mobility: bicycle (flat, ideal), motorbike, a few tuk-tuks.
Daily life
- Crab market: the heart of local life — buy directly from fishermen, cooked on the spot, open from dawn.
- Kep National Park: hiking trails in the hillside, wild monkeys, view over the gulf.
- Internet: 4G available (Smart, Cellcard) — decent Wi-Fi at hotels and cafés, more patchy in residential areas.
- Dining: Kep crab with Kampot pepper is a unique gastronomic experience. Simple restaurants and a few more elaborate addresses.
